Rules and Regulations
"Lot" denotes the home site and adjacent area that the management assigns to the resident.
"Management" denotes Schweps Mobile Home Park.
"Resident" denotes the person or persons who occupy a lot with the consent of management.
"Lease Agreement" denotes this instrument, which when executed by the parties shall constitute a lease agreement between the parties.
Each prospective resident must complete an application for park space, which shall be submitted to management for approval.
Each resident shall register the names and ages of all occupants of the home with the management. Additional occupants must be registered with management. The resident shall notify management of any changes in lot occupancy.
4. RENTAL TERMS
Lot rent payments are due on the fifth day of the month in advance. If the fifth day is a Sunday or holiday, the rent is due the next regular business day. If the rent is more than 5 days late, the tenant shall pay a late fee of $10.00 and then another $3.00 for each additional day that the rent is late. Any time the rent is not paid in full it will be considered late and a late fee will be charged. Any resident whose check is returned for insufficient funds shall pay a charge of $20.00 for each returned check.
A security deposit equal to one month's lot rent will be due before moving in. This deposit will be refunded pending no damages upon moving out.
The resident may terminate this lease by giving thirty (30) days written notice by certified mail in advance of the first day of the month, with termination to be effective as of the last day of the month.
The resident shall not sublet the home or lot nor any portion thereof.
5. LOT OCCUPANCY
The titled owner of the home must reside in the home. Only one family may reside in a home.
Due to limited water and sewage facilities, and because of the limited size of manufactured homes, management prefers that residents comply with the following occupancy regulations:
1) a maximum of 2 residents in a one bedroom home;
2) a maximum of 3 residents in a two bedroom home;
3) a maximum of 4 residents in a three bedroom home.
Guests staying within the park for more than fourteen (14) days during a month will be considered residents and must be registered with the park accordingly.
