8. HOME AND SPACE IMPROVEMENT
No resident shall erect any additions to the home that cannot be removed as readily as the mobile home itself. All external additions or masonry work must be approved in writing by management. A resident shall also obtain a building permit from the Township.
Any resident desiring to drive stakes into the ground or dig holes deeper than one (1) foot must obtain written consent from management. Unapproved digging may damage utilities.
Trees, shrubbery and plants become a permanent addition to the lot and may not be removed.
9. HOME AND SPACE MAINTENANCE
Each resident shall maintain their home in good order and repair, and in a condition which will not constitute a safety hazard, and will not detract from the general appearance of the park.
Any maintenance problems pertaining to the mobile home space or park, shall be reported to the management in writing, except for emergency situations which should be reported immediately.
Any time the exterior of a home is to be painted and the color changed from the original, the new color must first be approved by management.
Each resident shall keep their own lawn mowed and trimmed. Any lawn that is neglected may be mowed by management, without notice, and will be billed to the resident at a minimum of thirty dollars for each time it is mowed.
Each resident shall keep their lot neat, clean and free of debris and trash.
All trash must be placed in trash cans with lids for pick up. No trash shall be put outside unless it is in a metal or plastic covered container.
Management reserves the right to enter upon a lot space as necessary. If the circumstances are such that prior notice can be given by management of its entry onto the resident’s lot, the resident will be reasonably notified of management's entry as provided herein.
10. WATER AND SEWAGE
The source of the park's water is a well or public water source. Management requires that each resident use water conservatively. A resident shall not launder any materials from outside the park.
Only cars registered to residents of Schweps may be washed. Hoses must be equipped with an automatic shutoff nozzle - absolutely no running water.
Swimming pools are not permitted.
Each resident shall maintain their water line from the home to the appropriate shutoff valve, at their expense. Proper resident maintenance requires protecting the water line from freezing in winter by installing a heat tape on the line.
Residents shall not use main shutoff valves coming from the ground. If water must be shut off going into the home, a separate shutoff should be installed in the line going into the home.
Each resident shall maintain and keep in repair the sewer line from the home to the point at which it enters the ground, at their expense.
Residents shall use the sewage system only for the disposal of human body waste and roll type toilet tissue. No resident shall dispose of, into sewage system, anything else. Resident shall pay the fair and reasonable cost (no less than fifty dollars) for any blockage to the system caused by foreign material other than toilet paper.
Management reserves the right to inspect plumbing fixtures and pipes both inside and outside of the home to insure that they are in good working order.
