Rules and Regulations
After management has obtained possession of the lot by legal process, the management may enter the home and secure any appliances, furnishings, materials, or other property inside, and shall have the right to move the home to a storage area. In such event, the resident in violation shall be liable to management for all costs incurred for the removal of the home, and for the storage of the home. All charges or costs incurred hereunder shall be payable as additional rent, which shall be due and collectible as such by management in any legal action, regardless of whether the lease with the resident has been terminated.
Management shall not be liable for any damage or injury, which may be sustained by the resident or any other person, as a consequence of the failure, breakage, leakage, or obstruction of the water, sewer, or electrical systems, or by reason of the elements. Residents are urged to obtain the necessary insurance against these above contingencies. Nothing in these rules shall be deemed to prevent management from entering upon a resident’s lot without prior notice to undertake any action as management may deem to be necessary where this is required by the circumstances.
16. ABOVE GROUND STORAGE TANKS
It shall be the resident’s sole responsibility to keep and maintain the storage tanks in good condition and repair, so they do not leak or present any harm or threat of harm whatsoever on the premises. Resident shall hold management harmless against any and all expenses liabilities or costs of any kind arising from or related in any way to the resident's installation ownership, maintenance or operation of above ground storage tanks.
17. GENERAL CONDUCT
Residents shall avoid trespassing on another resident's lot. Passage from lots must be made by use of the park streets at all times.
The operation of any business within the park is prohibited.
All residents shall conduct themselves in an orderly fashion. Residents shall not engage in public drunkenness, unlawful conduct, public immorality, or any other conduct that is contrary to the health, safety, well being or comfort of the other residents.
No resident shall permit the volume of a stereo or television to disturb a resident neighbor at any time. No resident shall participate in or permit any loud parties. All loud noises must cease by 10:00 p.m.
Residents are responsible for the conduct of their guests.
Resident parents are liable for damages caused by their children or pets.
Residents shall not place food or water outside for the purpose of feeding any wild or stray animals.
No resident may feed any stray cat at any time
Management reserves the right to add, delete, or modify any of these rules and regulations at any time. Residents will be notified of any changes.
Whether the approval of management is required, management shall exercise its discretion on the basis of the health and safety of the residents of the park, and the upkeep and appearance of the park.
